Main Tasks

  • Project Planning and Control: Plan, organise, direct, control, and coordinate all physical and human resources across renovation, refurbishment, and new construction projects. Develop and implement coordinated work programmes for construction sites.
  • Technical Interpretation: Read and interpret architectural drawings, structural engineering plans, and project specifications for both existing building upgrades and new builds.
  • Resource and Procurement Management: Coordinate labour resources and manage procurement and delivery of materials, plant, and equipment.
  • Stakeholder and Design Coordination: Consult with Architects, Engineers, and technical workers to maintain design intent and structural integrity across complex upgrades and new builds.
  • Commercial and Contract Management: Negotiate with building owners, developers, and subcontractors to keep projects on time and within budget. Prepare tenders, contract bids, and cost estimates to support business expansion into civil works and broader project delivery.
  • Compliance and Approvals: Ensure strict adherence to building legislation, the National Construction Code (NCC), and WHS requirements. Arrange submission of plans to local authorities and coordinate mandatory building inspections.

Key Responsibilities

  • Consistent with the requirements of the position, the successful candidate will undertake the following duties:
  • Planning, organising, directing, controlling, and coordinating the physical and human resources involved in the construction process, spanning complex renovations, refurbishments, and new construction projects.
  • Interpreting architectural drawings, structural engineering plans, and project specifications for both existing building upgrades and new builds.
  • Coordinating labour resources, and managing the procurement and delivery of materials, plant, and equipment.
  • Consulting with Architects, Engineering Professionals, and technical workers to ensure design intent and structural integrity are maintained, particularly across complex structural upgrades, renovations, and new builds.
  • Negotiating with building owners, property developers, and subcontractors to ensure projects are completed on time and within budget, adapting to the unique challenges of both fit-outs and new builds.
  • Preparing tenders, contract bids, and cost estimates to support the company's expansion into broader project delivery and civil works.
  • Operating and implementing coordinated work programmes for construction sites.
  • Ensuring strict adherence to building legislation, National Construction Code (NCC) requirements, and standards of performance, quality, cost, and occupational health and safety (WHS).
  • Arranging the submission of plans to local authorities and coordinating mandatory building inspections.
  • Overseeing the standard and progress of subcontractors' work and resolving any site-based disputes or delays.

Skills, Experience and Qualifications

To be successful in this role, applicants must possess the following:

Technical Skills:

  • Ability to read and interpret architectural drawings, engineering plans, and project specifications relevant to residential and commercial renovation and refurbishment works.
  • Practical knowledge of building compliance requirements applicable to small-to-medium renovation and fit-out projects in Victoria, including the NCC and relevant Victorian building regulations.
  • Understanding of WHS obligations specific to active renovation sites, including working in occupied or partially occupied buildings.

Project Management Skills:

  • Demonstrated experience managing small-to-medium residential and commercial renovation and refurbishment projects from initial scope through to practical completion.
  • Ability to develop and manage project programmes, coordinate trades, and maintain project timelines across concurrent renovation works.
  • Experience preparing cost estimates and managing project budgets for small-to-medium scale construction works.

Commercial and Contract Skills:

  • Experience preparing tender documentation and contract bids to support business growth into larger-scale construction projects and new builds.
  • Ability to negotiate with subcontractors, suppliers, and building owners to deliver projects on time and within budget.
  • Procurement experience managing materials, plant, and equipment for renovation and refurbishment projects.

Stakeholder Management:

  • Experience coordinating with Architects, Engineers, and subcontractors across residential and commercial renovation projects.
  • Ability to liaise with local councils and building surveyors for permit submissions and mandatory inspections in Victoria.
  • Strong client communication skills suited to owner-occupier and commercial client relationships typical of small-to-medium renovation work.

Leadership:

  • Experience supervising and coordinating subcontractor trades across active renovation sites.
  • Ability to identify and resolve site-based issues and disputes in a fast-paced, multi-trade environment.
  • Capacity to scale project management practices as the business expands into larger construction and new build delivery.
